What is the process for renting a property from CSL?

How much deposit would I initially pay?

If you wish to proceed with the chosen property, you would be required to pay £100 by debit/credit card. This would take the property ‘off the market’, subject to contract and credit checks. Please note that a handling fee of 4% is charged for all payments made by credit card.

How much deposit would I need to pay in total?

You would need to pay 6 weeks of the weekly rental amount.

How much is a credit check?

Credit checks are £25 for UK nationals, £35 for UK based guarantors and £45 for potential tenants from oversees.

How is my deposit protected?


Legislation introduced on 6th April 2007 requires all deposits (for rent up to £25,000 per annum) to be protected by a tenancy deposit scheme. The deposit taken must be protected within 14 days of the deposit being taken. CSL protect all tenancy deposits with a company called ‘My Deposits’. How much rent would I pay in advance?
 
If your tenancy commences on or prior to the 15th of a month, you would pay a pro-rata rental payment from the date of move in to the end of that particular month, followed by one standing order mandate to commence on the 1st of the following month.
 
If your tenancy commences from the 16th of a month onwards, you would be required to pay a pro-rata rental payment from the date of move in to the end of that particular month and an additional one month's rent in advance.
 
What fees do CSL charge?
 
CSL charge an administration fee for any new lets and renewals of £30. This fee ensures that your deposit is protected with the tenancy deposit scheme.
 
You will also be liable for any credit checks that you are carried out on yourself, joint tenants or any named guarantors.
 
How long is the tenancy term?
 
The tenancy term is one year with a break clause of two months, after the first four months for both parties.
 
What if I want to move out?
 
You will need to serve your two months notice in writing to the Portfolio Officer either by email or by letter.
 
(For example – if your tenancy starts on the 5th March 2009 and expires on the 4th March 2010, the earliest you can serve the two month notice is 5th July 2009 to expire on the 5th September 2009. If you do not service the two months notice, the tenancy will continue until either party serve notice).
 
If there are a number of tenants and only one of you wishes to vacate, what is the procedure?
 
If you have just moved into a property and one of you wishes to vacate, you would need to inform your flat mates of your intention to move out and then be responsible for sourcing a suitable tenant.
 
Once you have sourced a new replacement, you would need to advise us so that we can send you the credit check forms for the new tenant to complete and return back to us.
 
Once credit checks are passed, we will email yourself and the new tenant an 'addendum of agreement' which is a document which would remove your name from the tenancy and add on the name of the new tenant.
 
As soon as the signed addendums from both parties have been received, we will collect your share of the deposit from the incoming tenant and refund this back to you (minus the incoming tenant's credit check fee and a change of occupier fee of £25).
 
Please note that you should not vacate the property, unless we advise you to do so.  We require the signed paperwork from both parties prior to changing over.
 
How soon does my deposit get released, after I have vacated?
 
We aim to release your deposit within 14 working days after your tenancy has ended.
 
In the unlikely event of a dispute between yourself and CSL, this could take between six weeks and three months. Full details are provided in all tenancy agreements.
 
How often are rents increased?
 
Rents are set when you move into a property and may be increased at the time of renewing your tenancy.
 
We will write to you ten weeks prior to your tenancy end date asking you to confirm whether or not you wish to renew your tenancy and letting you know about any changes to the terms and conditions of your contract, such as rent increases.
 
Are flats furnished or unfurnished?
 
Most of our properties are furnished however we do offer some unfurnished units.

What should I do if I am dissatisfied with the service that I receive?
